Getting started
How do I get started?
Request a quote, call (714) 536-9500, or schedule a call. We'll talk through your goals and recommend the best options. No documents are needed for a first conversation.
Which states do you lend in?
We're licensed in California, Arizona, Colorado, Florida, and Texas, and we offer loans on homes you live in and investment properties in all five states.
Will talking with you affect my credit?
No. A conversation doesn't involve a credit check. We'll ask your permission before we ever pull credit.
Who owns Summit Home Lending?
Summit Home Lending is a family-founded company led by Lisa Alley, President and CEO. We've been helping homeowners since 2005.
Buying a home
How much do I need for a down payment?
It depends on the loan. Some programs allow as little as 0% to 3.5% down. See Purchase and First-Time Homebuyers.
What's the difference between pre-qualified and pre-approved?
A pre-qualification is a quick estimate. A pre-approval includes a review of your credit, income, and assets, so it carries more weight with sellers.
Can family help with my down payment?
Many programs allow gift funds from family with the right documentation.
Refinancing and home equity
Should I refinance or get a HELOC?
If you like your current mortgage, a HELOC or home equity loan lets you keep it. If not, a refinance may make more sense. See HELOC vs. Home Equity Loan.
How much equity can I access?
It depends on your home's value, your mortgage balance, and the program. We'll give you a clear estimate after a short conversation.
Self-employed and investors
Can I qualify if I'm self-employed?
Yes. We have programs that use bank statements instead of tax returns. See Self-Employed Loans.
Can I qualify for a rental property based on rent?
Yes, with a DSCR loan.
Credit
What credit score do I need?
Requirements vary by program. Some, like FHA, have flexible guidelines. See Understanding Your Credit.
Should I pay off my credit cards before applying?
Not always. Talk with us first. Sometimes paying down a balance helps, and sometimes keeping your cash is better.
Rates and costs
Can you tell me my rate from your website?
Your rate depends on your credit, the property, the loan type, and more. The fastest way to get real numbers is to request a quote or call us.
What are closing costs?
They include lender fees, appraisal, title and escrow, and prepaid items like insurance and taxes. You'll get a detailed Loan Estimate after you apply.
What is a rate lock?
A rate lock holds your interest rate for a set period while your loan is processed.
