Refinancing

What to expect when you refinance

Refinancing replaces your current mortgage with a new one. Here's how it usually goes.

1. A quick conversation

We talk about your goal: a lower payment, a shorter term, cash out, or moving from an adjustable rate to a fixed one.

2. Application and documents

You'll share income, asset, and mortgage information. See our document checklist.

3. Appraisal

Most refinances need an appraisal to confirm your home's value. Some loans may not.

4. Review and approval

Our team reviews your application, credit, and appraisal, then issues an approval with any final items needed.

5. Closing

You'll sign your documents, often with a mobile notary at home. For most refinances on the home you live in, federal law gives you three business days to change your mind before the loan funds.

What it costs

Refinances have closing costs, similar to a purchase. Sometimes they can be rolled into the new loan. Your Loan Estimate lists every cost.

Frequently asked questions

How long does it take?
