Process

Step 1, Gather your documents

The first step is collecting the documents that show your income, your savings, and the property. Getting these in early, and complete, is the best way to keep your loan moving.

What you'll typically need

Income - Pay stubs from the last 30 days - W-2s for the last two years - Tax returns, if you're self-employed or have other income - Bank statements (12-24 months) if you're using a bank statement program

Assets - Two recent months of bank and investment statements (all pages) - Gift letter, if family is helping with your down payment

Property - Purchase contract, if you're buying - Current mortgage statement, if you're refinancing - Homeowners insurance information - HOA information, if any

Identification - Driver's license or other photo ID

Tips

  • Send complete statements, including blank pages. Underwriters need every page.
  • Explain large deposits. If you have any unusual deposits, a short note helps.
  • Use our secure portal. Please don't email documents with full account numbers.
