Process

Step 3, Underwriting

Underwriting is where your full loan application is reviewed. An underwriter checks your credit, income, assets, and the appraisal to confirm everything meets the loan program's guidelines.

What the underwriter reviews

  • Credit: your credit history and score
  • Income: that it's steady and enough to support the payment
  • Assets: your down payment, closing costs, and any required reserves
  • Property: the appraisal, title, and insurance

Questions are normal

It's very common for the underwriter to ask for an extra document or a quick explanation. These requests are called "conditions." They're a normal part of the process, not a sign of a problem. The faster you send what's requested, the faster your loan moves.
